WORK ORDER REQUESTS

PLEASE READ THE TROUBLE SHOOTING GUIDE BELOW PRIOR TO SUBMITTING A WORK ORDER. THIS GUIDE MAY HELP YOU SOLVE THE PROBLEM, WHICH WILL SAVE YOU FROM HAVING TO PAY THE BILL IF IT WAS A TENANT FAULT AND NOT A MECHANICAL FAILURE.

PLEASE FILL OUT THE REPAIR REQUEST AND PRESS THE SUBMIT BUTTON FOR YOUR REPAIRS. PLEASE FILL OUT AS MUCH INFORMATION IE MODEL OF APPLIANCE AND SUBMIT PHOTOS IF APPLICABLE. IF THIS IS AN EMERGENCY PLEASE CALL US AT 623-487-5096. IF YOU HAVE NOT HEARD FROM A MANAGER OR A VENDOR WITHIN 48 HOURS, PLEASE CALL US DURING NORMAL BUSINESS HOURS AT 623-487-5096. WE REQUIRE THAT YOU HAVE SOMEONE BE AVAILABLE TO MEET THE VENDOR AT THE PROPERTY IN ORDER FOR ANY WORK TO BE COMPLETED.

TROUBLE SHOOTING GUIDE

1. NO AIR CONDITIONING

Check all circuit breakers. Clean and replace filter and test. Check battery in thermostat.

2. NO ELECTRICITY, NO POWER TO PLUGS/OUTLETS

Check all circuit breakers. Flip them hard to the OFF position and then switch them hard to the ON position. Check all GFCI outlets in bathrooms, kitchen, laundry room, garage and outside

3. DISHES STILL LOOK DIRTY AFTER DISHWASHER

How are you loading the dishes? Have you cleaned out the filter?

4. SMOKE DETECTOR BEEPS

Replace the battery, check for proper wire termination connection

5. GARBAGE DISPOSAL DOESN'T WORK

When on, do you hear a buzz? If you don’t hear a buzz hit the reset button underneath. If there is a buzz, turn off the disposal and unplug from the wall. There should be an allen wrench. Watch the video for more information

6. NO HOT WATER OR TOO HOT/COLD

Check thermostat on tank for proper temperature setting (can be turned up or down). Check and reset breaker in power panel. Check and reset button next to thermostat.

7. TOILET IS CLOGGED

Plunge and test

8. REFRIGERATOR IS TOO WARM OR TOO COLD

Check thermostat in refrigerator to make sure it is set correctly.
